▶ 50:50 Denise Gaffey: Denise Kathy the director of planning and Community Development. And this is Sean zechley, who is the developer of Patrick's Place subdivision? And we were here this evening to ask for your consideration of this order which contains all the legal documents related to fulfilling planning board's condition to an approval of the eight lot subdivision to convey one lot of approximately 90,000 square feet into open space in perpetuity and also to convey Or to create or designate an open space in site distance easement on Lot 1 which is another lot on as part of this a lot subdivision to ensure that there's not overgrown vegetation to preserve the sight lines on the on this new subdivision Road. So this language again was conditioned in the planning board's decision. It's been reviewed by the city's Lister and she's approved all the languages the language related to these easements and conveyances. So this evening, we're just asking for your support and approving the conveyance of this land to Conservation Commission status open space in perpetuity. And to authorize the mayor to execute these agreements. Happy to answer any questions.

▶ 52:18 Ryan Williams: So I think this process is probably very new for a lot of folks. I don't know that we've I personally haven't gone through this. So I have a couple of kind of fundamental questions. This is a planning board decision. That was done like 2019, right? It was

▶ 52:41 Ryan Williams: Yeah, I mean we were definitely talking about in 2019. I remember that. Oh we were talking about for long day talking about for a long time. Yeah for sure. So so why so why now? I mean, this is just take a long time for these things to kind of shake out like what so is is there a significance to the timing of sending it to us today instead of like two three
▶ 53:02 Denise Gaffey: years ago. Let's just what's the not at all? No, just a matter of getting the getting the work of the subdivision underway and then just getting the paperwork completed. So it's
▶ 53:09 Ryan Williams: like you want to get the the plant the the plots set figure out exactly what you're going to do.
▶ 53:15 Denise Gaffey: Yeah, we just we would make sure that it's completed before we sign off on the final occupancy for all of the all of the homes. So, you know, we're getting closer to that that you know deadline.

▶ 53:44 Denise Gaffey: so they're the we're calling it Lot 10 on that plan that was submitted to you as part of the application and it's at the very top of the subdivision behind Lots five and six where there'll be two homes constructed and then so that's where the 90,000 square feet of land is that will be conveyed in conservation status and it's contiguous with other Holdings by the city the in conservation status, so it makes for a nice kind of Area of for trip for trails and then the other portion is Lot 1 which is closer to the early part of the subdivision as you're climbing up the road on your left and there's a bit of a curve there the planning board as you know, spent quite a bit of time reviewing the subdivision and just was concerned about making sure there was no overgrowth there. So that sight lines were protected in the the road could be as safe as possible.
▶ 54:43 Ryan Williams: And am I reading GIS right here that it's kind of surrounded by conservation Parcels as well. Yes. Yes a lot 10 is yes, correct. Right one is not one is surrounded by homes. Have you had any? Issues, I know we talked about this a lot. And I know part of this is a bud drainage if we had any drainage issues with the neighbors on Hillside Park that they've reported to you.

This would ensure that that that's this land won't get built on at any time. Okay, I think they're pretty pleased with with this portion of the okay. Have you
