Um, so the Franklin School roof project that we've been, uh, that's been under construction for the last several months had to be put on hold because the, um, initially when they were removing the, uh, the ballast, there was a whole section of, uh, the metal roof deck that was completely deteriorated. So when the ceiling was removed in the classroom, you could see clear through up to the sky. Um, we did a change order using the contingency money that we already had from, from this project in general. We did a change order for, I believe it was $26,000, um, to replace that section of the roof deck. Um, at that time, our hope was that the remainder of the roof deck was not in nearly as bad shape. Um, and the good news is that it was not in as bad shape. It didn't have giant holes, but there were pin holes everywhere. And so the recommendation from the architect was that the whole metal roof deck should be replaced upon replacing the metal roof deck. Um, there is also a need to meet additional codes because now that we're replacing, we're proposing to replace the whole thing. Um, the new codes for wind and snow loads are different than the codes when the building was built. So there's also an additional steel beam that needs to be added. Um, so the contractor has come in with a change order price of $189,000 and, um, that accounts for removing the entire metal roof deck and putting down the deck, putting down the board that goes over it. And then the, um, the replacement of the roof beyond that is from the original scope. So it, it accounts for just the additional replacement of the roof deck, the board over it and the additional beam.

▶ 2:38:15 Ward Hamilton: and for all the right reasons, not anything crazy. Um, so we're gonna do a study that's gonna look at the envelope and obviously the roofing system. And in that cost, does it include invasive, um, so that we can see if other areas of the roof deck are also rotted? Yes. This is a big surprise.

▶ 2:38:38 Speaker 9: It does. Um, we did do, they did do cores when they explored this roof as well. Mm-hmm. But the extent of the damage, you know, the, the spot that they happened to do the course didn't have the damage that they found ultimately.

▶ 2:38:52 Ward Hamilton: Are the, um, this, this is over room 26? Yes. Are the ceilings, um, elsewhere in the building? Are they like acoustical ceiling tile where we can remove them and see up? Or are they like a fixed?

▶ 2:39:09 Speaker 5: Yeah, that's a weird construction of that building. There's a lot of different decking and things like that. It just happens that because the scope of this project is over just room 26. Right. That's where the focus of the investigation was.

▶ 2:39:21 Ward Hamilton: Do you know if, uh, and if you don't know, it doesn't matter, but, um, if, if the, uh, ceiling tiles or whatever the, the finish is, if it's not hot materials, I would certainly encourage some exploration, you know, from the bottom up. Um, because this, so this is the last Franklin item and we corresponded a little bit. Um, in the last five or six years that I've been paying attention, we've put a lot of money into this building, which we should. It's one of our buildings and it needs the attention. Um, and I'm glad that we're gonna do this, you know, overarching study to look at the whole envelope instead of, you know, masonry windows roofing. And, um, so I, I, I think it was just after, or the day before school resumed, and maybe it was August, late August, I took a walk around the building and took a look. And, you know, we've communicated about it since that you, you know, you look up at the, the masonry, particularly above window openings and up at the para Pitt where the roof is a lot of work Yeah. In that building. And, um, so thank you for, for all that you're doing, tackling it. This was a surprise, I'm sure for everybody. Not a pleasant one, but

▶ 2:40:32 Speaker 9: Yeah. My hope initially was that this change order would come in at, you know, 50, $60,000. And so it's Right. The cost is, you know, a little sticker shop.

▶ 2:40:41 Ward Hamilton: Understandable. Uh, it are, are is there a class current? There's not a class in room 26? No.

▶ 2:40:46 Speaker 9: So fortunately there's a classroom that was used for a variety of, um, you know, OT and other services, um, that they were able to, that was intermittently used, and they were able to relocate some of that elsewhere and move the classroom from class 26 into that classroom. Okay. Um, so they've been basically permanently moved for the remainder of the school year.

And the only reason we advanced that one faster was because it was a dire need. Mm-hmm. Um, to replace that roof roof. 26 was basically, if you saw, I don't know if you ever saw the pictures with the tarps and the hoses draining the water. Um, so that is its own separate project, but when the MSBA project takes place, assuming we get the money mm-hmm. Um, when we do that study, we'll make sure that they're looking from the top down and from the bottom up. Okay.
